Danbrook One Facts & Information

December 30th, 2019

IMPORTANT UPDATE ON STATUS OF DANBROOK ONE:

On December 20, 2019, the City of Langford received an independent engineering report from WSP, a globally recognized engineering firm, regarding the structural integrity and safety performance of the residential tower at 2766 Claude Road, Danbrook Road.

Based on available information, the report states that certain aspects of the building’s structural design and its as-built structure do not meet engineering requirements and are not sufficient to mitigate risks to life safety of the tenants. Specifically, the report identified life safety concerns regarding both the gravity system and the lateral system, the latter of which affects how the building performs in a seismic event, as well as a number of non-compliant BC Building Code issues.

As a result of that report, the City is strongly advising tenants of the building to seek alternative accommodations until all life-safety and non-compliance issues have been addressed. The City has also temporarily revoked the occupancy permit for the building.

The City of Langford wishes to acknowledge the cooperation of the building owner, Centurion Property Associates, in light of the magnitude of the circumstance and the shortness of time that they have had to respond.  While the building owner has installed a temporary shoring solution, the City will not be reinstating the occupancy permit for Danbrook One until all life safety issues are addressed and the building is compliant with the BC Building Code, as demonstrated through sign off by both the engineer of record and a peer review conducted by an independent engineer.

The timeline for the necessary life-safety remedial work to be completed is unclear, and the City continues to recommend to tenants that they seek alternative accommodations.
